The first of my holiday marketing tips for Tyler home sellers involves decorations. Many of us love to decorate for the holidays. Witches and spiders and skulls (oh my) for Halloween. Hay bales, pumpkins, and ears of corn for Thanksgiving. Twinkling lights and ole St Nick for Christmas. You can still decorate. Just keep your decorations to a minimum. You don’t want to hide the features of your Tyler home behind a bunch of decorations. For example, add a simple festive wreath to your front door using a theme that defines the holiday in question. Instead of scary and/or gory Halloween decorations, set up a quaint graveyard on the front lawn. Add a backdrop that parents can take pictures of their trick-or-treaters in front of. Make sure to spread the word about it on social media. This will bring more exposure to your home, increasing the likelihood of traffic to your door and a potential buyer to your negotiation table.

At Christmas, don’t go overboard with the decorations. A Christmas tree is fine. But instead of making it look like the North Pole set up shop in your home, use holiday decorations as an accent here and there. Silver and gold decorations should be placed sparingly around the home. Remember, the goal is to highlight your home’s features…not hide them.

Holiday-Themed Open Houses

Next, use the holidays to jazz up those boring open houses. Talk to your Tyler REALTOR@ about hosting a Halloween, Thanksgiving or Christmas-themed open house instead. For Halloween, set up a few games to keep the kids occupied while parents look around the house. Encourage the kids to dress up. Make sure to hand out treats. Around Thanksgiving time, serve a buffet with delicious turkey and all the trimmings to potential buyers who drop by. For Christmas, you and your significant other can be Santa and Mrs. Claus. Set up Santa’s workshop in the backyard or garage. Listen to children’s Christmas wishes while their parents evaluate what your home has to offer inside.

Don’t ignore the holidays. Embrace them. Incorporate them into your home’s decor. These holiday marketing tips for Tyler home sellers allow you to celebrate every holiday even while you’re trying to sell your home.
